Redemption by mortgagor

Most properties sold in a foreclosure sale can be redeemed by the mortgagor:

  • In most cases, the redemption period is 6 months or 12 months.
  • A redemption period can be reduced to 5 weeks by an action taken either before or after a sheriff’s sale.
  • Complete a redemption with either the sheriff’s office or with the holder of the sheriff’s certificate of sale.

The redemption process with the sheriff’s office:

1. Submit a written request, either by mail or in person, with a $250 fee to 350 South 5th Street, Room 190, Minneapolis, MN 55415.

  • We advise that you submit your request at least 7-10 days before the anticipated redemption date.

2. The sheriff’s office will inform you of the redemption amount. Allow about a week to get this information.

The redemption amount is determined by:

  • Amount bid at the foreclosure sale.
  • Interest accruing from the date of sale to the date of redemption. This is computed at the rate of interest as stated in the certificate of sale.
  • Additional amounts paid by the holder of the certificate of sale. These amounts can include insurance, taxes, and attorney fees, and other costs set by statute (Minnesota Statute 582.03). The holder of the certificate of sale must provide an affidavit of these allowable costs, if any, to the sheriff.

3. Make payment of the redemption amount to the sheriff’s office. You can pay by electronic wire to our bank account, a cashier’s check payable to Hennepin County Sheriff, or cash. No other type of funds are accepted. Deliver funds to 350 South 5th Street, Room 30, Minneapolis, MN 55415, on business days between 9 a.m. and 4 p.m.

Redemption by creditor

If the mortgagor did not redeem during their redemption period, then junior lien holders may redeem.

The redemption process with the sheriff’s office:

1. At least 1 week before the end of the mortgagor’s redemption period, the creditor must:

  • File a recorded copy of their notice of intent to redeem, a recorded copy of the lien, and a recorded copy of any assignments with the sheriff’s office (Minnesota Statute 580.24)
  • Pay a filing fee of $100

2. Submit a written request, either by mail or in person, with a $250 fee to 350 South 5th Street, Room 30, Minneapolis, MN 55415.

3. The sheriff’s office will inform you of the redemption amount. Allow about a week to get this information.

5. On the same day the redemption amount is paid to the sheriff:

  • An original affidavit of amount due and owing on the creditor's lien must be delivered to the sheriff. (Minnesota Statute 580.25)
  • The affidavit must identify the creditor's lien and state the amount due on the lien.

Non-sheriff redemption

If a certificate of redemption is issued by any party other than the sheriff:

  • File a recorded copy of the redemption certificate with the sheriff's office. Include the affidavit of amount due (if applicable).
  • The filing fee is $20.
